Fix & Flip Loan Program

Liberty Capital offers its Fix & Flip loan to real estate investors that are looking for a lending partner to provide an “all in one” loan program when acquiring, rehabbing and quickly selling a home for a profit.

Our Fix & Flip loan provides the acquisition funds as well as sets up a construction holdback account for the full construction budget, with all of this done at the time of closing. With our streamline online draw request process we assure that you will receive your draws quickly during the rehab because we know that time is of the essence on getting the rehab done and the home back on the market to realize your investment return.

Loan Requirements:

  • LTV =<65% of Finished Value
  • Minimum Down Payment of Total Cost – 15%
  • Personal Guarantee
  • Approved General Contractor
  Standard Loan Fees:

  • 4% Origination Fee
  • 12% Interest Rate
  • $500.00 Administrative Fee
  • $150 per Draw Fee, if more than 2 Draw Fees requested

We lend to both individuals and LLCs and we require personal guarantees on all our loans.
