Auction Loan Program

Liberty Capital’s auction loan is offered to both an investor buyer as well as an end user buyer looking to purchase a home at the foreclosure auction.

Liberty Capital is able to serve end user buyers at the foreclosure auction because it has its consumer loan license with the State of Washington (WA License #CL-399730). This is necessary for a lender to offer auction financing for buyers who have the intent to move into the home as their primary residence when purchasing at the foreclosure auction.

Due to the requirement at the auction of a full cash payment up-front at the time of purchase, Liberty Capital’s auction loan helps a buyer by providing a loan at the auction with little down due to typically the property being purchased for 15%+ off from its fair market value.

Loan Requirements:

  • Minimum 10% Down
  • 660 FICO score
  • Pre-Qualified by our In-House Lender
 

Standard Loan Fees:

  • 2.0% Origination Fee
  • 15% Interest Rate
  • 10% Interest Rate
    (if auction loan paid off in 60 days
    with our In-House Lender)
  • $400.00 Administrative Fee
