Liberty Capital began back in the summer of 2005 when David Dammarell and Tyler Benthin were co-owners of Liberty Financial Group, a regional private mortgage company. The ability to get a mortgage by a borrower had become so easy and the programs had become so liberal that David and Tyler knew that a season of foreclosures were right around the corner. With 100% financing, teaser rates on adjustable rate mortgages, interest only payments, “stated” income the writing was on the wall that borrowers that a correction was bound to happen in 2007 moving forward.

Liberty Capital took action and beginning in January of 2006 opened its first fund specifically set up to acquire properties at the foreclosure auction with the anticipation that many borrowers would begin to default on their mortgages. The goal of the fund was to acquire properties at the foreclosure auction with the primary intention to turn around and sale right away. Liberty Capital immediately raised equity in Liberty Capital Partners Fund (LCP Fund) and over the next 18 months purchased 57 properties and sold 45 of them with 12 kept as rentals.

Liberty Capital also saw the demand for bridge loans in the marketplace and began a fund, Liberty Capital Bridge (LCB Fund) in 2006 to meet this demand. Since 2006 Liberty Capital has acquired nearly 70 properties and funded over $50MM in loans. The experience from these two funds led the Liberty Capital to plan in the Fall of 2008 for a blend of these funds with a fund structure that would meet the desire of both preferred return and equity appreciation for our investors. Liberty Capital Real Estate Opportunity Fund I, LLC (LC REO Fund I) was launched in January of 2009. Since its inception the LC REO Fund has a realized return every quarter. In 2009 the net return for our investors was 17.69% return. In 2010 the fund continues to outperform nearly every asset class of investment vehicles in the marketplace today and provides both quarterly distributions for our investors as well as a strong return with all capital invested in real estate.
